i had a tenant who had some cats. didn't appear to be any damage caused by said cats. till i replaced the carpeting in my house and had to do some odor sealing to the foundation.
as for the repairs that are needed, I *think* that the landlord may be obligated to offer you a time period to arrainge repairs before she can claim your deposit or pursue more money.
