Totally. My real complaint is that I'm getting cryptic hints from my roommate about it when I haven't even heard from the actual landlord. Supposedly she'll call me this week, but I don't understand what she's waiting for when she knows my roommate is leaving and I want to stay. More importantly, it sounds like this decision may already be made based on what happened without regard to the fact I already intend to fix what was damaged. I would just like more than a week to generate new grass (again, I don't think it's my fault that it's dead, but I want a lawn as much as she does) and re-plant 4 shrubs.

Performance reviews today. I got a good rating but think I deserved better :\ My boss agreed, but my company forces the whole organization in to a standard distribution and they wouldn't let my boss give me the higher rating ****ing retarded.

Which is going to be the case if she doesn't renew the lease. I guess what's annoying me is that it seems the assumption is being made I won't fix it. If that were the case, I'd have been the one planning to move out and stick them with the repairs, right?

What do you expect??? No landlord will want to deal with their crap getting destroyed, even if the tenant is planning on replacing/repairing the damage. What if you lose your job or have to leave suddenly... if there's more damage than the deposit covers then the landlord is at risk for losing out or having to sue to get compensation. The landlord will obviously feel its better to just have a tenant that's not ****ing the place up.

Firstly, you must find... another shrubbery! Then, when you have found the shrubbery, you must place it here beside this shrubbery, only slightly higher so you get the two-level effect with a little path running down the middle. Then, when you have found the shrubbery, you must cut down the mightiest tree in the forest... with... a herring!

The deposit won't even come close to covering it. And if someone has that attitude, they shouldn't be in the rental property business, because **** happens. My position is that alternative A, which is I stay, fix the stuff, and she doesn't have to find a new tenant and miss rent between me leaving and them coming is better than alternative B, which is I have to leave, lose all motivation for taking care of the problems because now I'm up to my *** in finding a new place and coming up with a deposit, nothing gets fixed for several months, and it's a huge hassle for all involved.

Yes, but she didn't ask for an additional deposit. It's in the lease. (Which would probably not hold up in court, because she made like 25+ alterations and scratchouts.)

lol. I guess I can understand it sucks she wants to boot you. If she does you should offer to pay an additional amount for a pet deposit (assuming you want to stay where you are) to help limit her risk.

i mean come on... the majority of renters (not tryin to offend anyone on here) dont leave the rented space in the same tip top shape they got it in... to be expected when you rent out a property.. how long have you lived there?

**** does happen and this is why you can generally only lease places for 12 months and have to put down deposits. However if your landlord deems that too much **** has happened (as is apparent by what she is saying to your roomie) in the end it is her call as to whether or not to give you the boot.

I'd suggest you start searching for a new place
