Got this email - Nigerian-type scam

Pretty sure it's a nigerian-type scam but thought it was funny. I was thinking about playing with him for a bit.

That's really too bad that you had to flee your own country. Our media is so busy covering runaway brides that they must have missed what was going on in Chile. Then again I really don't keep up with current events because I'm way too busy in the real estate and mortgage industry. It’s red hot here in California.

It appears you sent an email to the right person! Not only do I find residential and commercial properties but I also finance them! You'll just have to tell me your criteria for these properties. Things like square footage, acreage, rooms, etc. We'll get to that later though...

There shouldn't be any problem being accepted into the United States or starting a new life. People from your country and neighboring countries have been doing it for years!

Not too sure where i'm going with this but at least it'll open the door for an interesting reply.

I had the idea that I could really convince him the California real estate market is cutthroat even though it's really slowed down. Maybe get him to send me a deposit check errr something.

Dear sir;

I would be more than happy to help you invest in foreign real estate and help you in your current situation. But investing in real estate as a foreign investor has changed dramatically as of recently. Let me explain…

I’m sure you’re aware that the United States housing market has been at full force recently. People have been investing like no tomorrow. It’s been crazy! Houses, investment properties, and commercial properties have sold within hours of being listed in the last 5 years.

But because demand was so high, legislators passed a law under RESPA/HUD earlier this year requiring brokers (like myself) to establish an earnest money deposit to be held in an escrow account by law. It must be held in this account for 12 months until foreign investors can move forward in the purchasing of property.

For investments of $100,000 to $359,650 the deposit amount is $3500.

For investments of $359,650 to $999,950 the deposit amount is $7000.

And finally, for investments of $999,951 to ∞ the deposit amount is $14000.


You see, the demand is so high for local investors that in order for foreign investors to compete, they must show interest by withholding deposit funds in an escrow or brokered account for no more than 12 months worth of seasoning. This is even true if the foreign investor has enough money to buy the subject property free & clear.

The legislation was designed to help local economies flourish during the troubled Bush years. This 12 month seasoning period helps weed-out serious investors from the non-serious ones.

So there CANNOT be any legal performance on my part until a deposit is received from you, sir. Unfortunately, times have changed in the investment community. I hope you understand.

he wont bite, to much money to throw down.. good idea tho..

maybe slime it up with a bit of "i know this guy who works down at the local HUD shop, he said for some under the coutner money (bribe) of 500 dollars that he would let us slip this under the radar.. Im not so sure about it tho cause i know this guy has connections to the local russians mob (i think im not sure, but he sure does drive a nice car for someone who only makes 30k a year). So let me know if you want to go down this path, he will of course require a percentage of the investment as a fee for his services beyond the 500 dollar charge). I think this is great because it will end up saving you a few grand up front!!"

haha use it if you want, but only if he replies that those fees are to steep.. you could even send up spinning it like that guy wants your cell phone number, address etc to secure the investment before he allows the bribe thru..

see if you can get a picture of the guy as well, ask for todays newspaper to be held up, just to make sure that he isnt a scammer..

these guys will jump thru hoops to build relationship with you, just act some what dumb, but a bit untrusting.. make him work for that trust a bit.. then use it against him haha
