Honestly, I've worked for a couple of brokers and I definitely prefer working with a direct lender. Most direct lenders have a base pay plus commission and full benefits. I need a little more of a guarantee in my paycheck (or that I'll even be getting one, lol).

Well you dont need to put 10% down at this time, or at the timeframe you are looking at. What you do is not look at a new house, and look at a bank owned property, which have comps in the neighborhood that are show a much higher value. That way you buy at 100% and refi right away into a 80% loan, and your 20% down payment is essentially paid for you. This will help you avoid a high interest 2nd mortgage or mortgage insurance.
In other news, I officially made it to roseville(douglas exit). Ate at teriaky domo... and back to my office in my "1 hour" lunch break. I swear on the way back I was only speeding for like 20 of the 26 miles
So just curious but what are you thoughts on the VA loan? My dad got me my first loan but I'd like to utilize the VA one as its nearly free money. There are a ton of stipulations though that I really haven't looked into.

VA loans are pricing out at the same rates or actually a little higher than the rates that are available right now. But you dont have to worry about mortgage insurance, and there are a lot of other advantages.

Also, most sellers don't like VA buyers during a Seller's Market, which might mean VA loans are favored during a Buyer's Market.

What about utilizing things like roseville offers, with the affordable housing deal. They pay half the value of the house, then after like 30 years or whatever it is, the house becomes yours and you don't owe them any money. If you sell it before that time you have to give them something, I forget what, and you aren't allowed to rent out your house for xx amount of years
