I can't perform miracles......
In related news...you can thank a "customer" that supplied their own parts in order to save some $ for the delay.
A simple turbo swap...that should have been done last Friday morning...is still going on.
And that $ they thought they were saving is now costing them $$$$$$$$.

In answer to your other question. Right now I'm working out of a privately owned brokerage under the Ascent Home Loans name and was previously with Countrywide before they had that massive layoff (10,000+ people
). Looking to get out for awhile though with the market the way it is. Straight commission with no benefits and having hardly any business is hurtin' the pocketbook big time
.........back on the job hunt.

Good ol' Countrywide didn't even ask me for documentation. They said "Well, you're credit is good enough, we'll just take your word on all these numbers you give us." Fast Track something something processing. Who woulda thought that Countrywide would be in trouble right now? I figured, all I needed to do was get the loan secured, make sure there was no funny business and then it really wouldn't matter anymore. Plus I got some fat deals by using CW.

Well you dont need to put 10% down at this time, or at the timeframe you are looking at. What you do is not look at a new house, and look at a bank owned property, which have comps in the neighborhood that are show a much higher value. That way you buy at 100% and refi right away into a 80% loan, and your 20% down payment is essentially paid for you. This will help you avoid a high interest 2nd mortgage or mortgage insurance.
If you stay in the mortgage biz, you need to work for a broker that provides leads. That way your pocketbook stays fat.
