If you have any military affiliation, I wholeheartedly recommend USAA for everything.

We have our banking (checking/savings), IRA's, car loan, credit cards, renter's insurance, car insurance, through them. Best customer service I've ever encountered. Not to mention very good rates.

Basically it increases your mortgage payment a bit from month to month, but the money you pay in to that goes to paying your property taxes and home owners insurance. This is DEFINITELY the way to go, otherwise you'll get two property tax bills per year. My house is being taxed at $235k and is, I think $1800 or $2000 a year, which means you'd get two bills, each for half that total. If you hav an impound account, you get the statements and a good feeling seeing what you WOULD owe without and impound account.
Its all relative ... you can save the money yourself or have they save it for you. But the best thing about impound account is, I get around 2% interest on my account balance. That's CD rate for interest these days.

Sure, but you can only put 12% of your salary into it.

that's okay, that's still more than what I would put in for insurance and tax. But either way, I don't worry about it too much because I am good at watching my money. Down to the penny! My gf thinks I am a freak.

ever heard of this place?

HISCO Home Warranty Plan

Dublin, CA 94568
1-800-831-8200

I got it from my real estate agent. It's pretty darn cheap.

Haven't heard of it. How cheap? What's the deductible?
My agent made the seller buy me 1 year of warranty, but I didn't even use it ... my deductible was $45. When the microwave at the hood/microwave broke, I bought a new one for $80 instead of paying $45 for them to fix it. When there were ants around the house, it was cheaper to buy a gallon of those pest control chemical and spray it around the perimeter of the house rather than paying $45 for Terminax. So I didn't even get any use out of it.

IMO, you should get a higher deductable and go with a lower premium. I know people in the insurance industry and they told me that if you make a claim against your home owners policy, it better be worth it because you will get an increase.

home owners to me is for things like fire, structural damage, someone suing for injuries etc.

good points bemani and En3D.

Plan 1: $200 and $50 per service call
Plan 2: $230 and $35 per service call

Coverage:
electrical system
heating system
plumbing system
duct system
water heaters
gargage disposal
tub and shower valves
pressure regulator
stoppages
toilets
sewer ejector pump
sump pump
circulating pump
bathtub whirlpool equipment
dishwasher
range/oven
cooktop
range hood fan
microwave
trash compactor
instant hot water dispenser
build-in food center
exhaust-fans
attic fans
central vacuum system
door bell
garage door opener
ceiling fans
telephone wiring
pest control

i figure I should get it for the first year since I don't know the place yet. So is that a good deal? I just worry about the big items like electrical, heating, and plumbing systems.

Thanks!
