Anyone in the San Leandro arena ?
Looking to purchase a home around the San Leandro area. Any current resident on the forum willing to give their 2 cent on the different neighborhoods in the city ? I am also considering Fremont, Castro Valley and Hayward.

Just bought a house in Hayward. I work in san Leandro and my fiance works in Fremont. We have both been living in the area for a long time and by area I mean east-southish bay. You got any school age kids?
We looked around for a little bit and ended up with a brand new kb home development. Fremont was too expensive for what we wanted. If I could do it over again I would have sent more time looking at properties in Castro valley.
I also work in ems so I kind of have a pretty good idea of the quality of communities in alameda county,

The layout of the freeways basically splits the different neighborhoods of San Leandro.
West of 880 is primarily defined by the shorelines and many commercial businesses, and a lot of the newer homes were built in these areas. Great parks, great golf courses, and beautiful and generally clean marina with a lot of trails for running and biking. An overall quiet town-like feel.
The area between 880, 238, and 580 consists of downtown a majority of the civil buildings and heavy industries are located here, as well as many more dense residential zoning like apartments. The city's only highschool and lots of elementary and middle schools are here. A lot of "rough" neighborhoods are here, but overall San Leandro is a pretty safe from my experience. You have Bayfair Mall/BART to the South and San Leandro BART to the North supplmented by an overall decent bus system, pretty convenient for many around here for those without a car.
East of 580 are the hills, with a very small, but classier neighborhood. Lake Chabot is nearby for hiking, camping, and paddle boating, and Lake Chabot road is a pretty fun alternative towards Castro Valley, albeit very short and is pretty busy at certain hours.
San Leandro is more or less in the middle of the Bay Area, and a quiet one at that, so anywhere you want to go may feel "far" in any direction once you get use to the location. As far as house pricing, I'm not too familiar, maybe Overbear and shed light on this subject.

The areas close to Bayfair BART is a bit more sketchy than the San Leandro station. This is just from what it looks like as I have only driven through those hoods. I've lived in SL for 4ish years and don't really have much complaints. I actually like how it's almost in the middle of the Bay Area.

I went to CSUEB for 2 years and honestly I ain't a big fan of Hayward. I do like the Kirkwood Dr & Glen Eden neighborhood though. I am a bit young for kids, I am still in my mid 20's. I want to buy closer to San Francisco, but with whole tech boom going on, the prices are really steep. You're looking at 1/2 a million to live in the hood in the city. I know that Castro Valley and Fremont has good schools so property value/rent should run at a premium.
We bought off of orchard ave which is pretty much Carlos bee. Gated community. Tri level 4 bed/3.5bath front yard is a park. I think it was starting at like 59xxxx. They're still building. We can be neighbors!
My fiance wanted a newer 90s+ home with 3 bed+. There was not much else in our budget haha. We plan on keeping the place for about 5-7 years until we have school age kids

Nice to know who all the other "Property Millionaires" are around here?Ya'all know I live just North of Fremont. Good area, relatively new school just down the block, issues come and go with the wind and the economy.
My advise, find a great real estate agent and use zillow for searching. Crime Reports aren't as easy to get from police departments so that and the rest of the vitals are where a great agent comes into play.
Good luck finding anything "reasonably priced" around me. We have FarseBook and Amazon Kids coming over with at least 50% Cash-Down the past year.
