if he sells the house, the lease is still active, as long as the lease precedes the sale.
whoever buys the house also inherents the lease that the original owner signs, and is bound by the terms, likewise you are too.
the only way the lease is broken is if the house is foreclosed upon, then the bank will kick you to the curb.

our friends, who's 3rd kid was born 2 months ago doa, were able to bring him home last week, happy and healthy. if we had socialized medicine, they'd still be waiting to see a specialist.
granted, their insurance got billed 2.2 million bucks, but that's another story. gotta love $250 deductibles
