That's it precisely. The market isn't likely to fall much further if at all, and it's a small, old starter home, so it has little to drop at this point, since there's no new construction that can compete with it at this price given our location. Our rent is $1100, and by contract we have to put an additional $200 minimum in the down payment kitty per month. As a bonus, all that we put in is matched 50% by our landlords, capped at $500 per month. So if we give the extra $1000 per month, it will knock $6k off the purchase price. If we fail to get a mortgage or choose to walk away, we don't anything at all back. So it is in everybody's best interest for us to continue a lot of contribution and to buy it outright before the lease is up. I'm hoping that by next spring the market will have risen enough for us to not need PMI.

 

Yeah, no. Its probably a good deal now.
