I say you convince the in-laws to move... say Raliegh, NC or Idaho.

Elk Grove is nice. I don’t know why everyone here is so against living here? Just because of the traffic? Ever hear of I-5? Odds are he'd be living on the west side of HWY99 in the 95758 and the new & developing 95757 zips. If he does he'll have the choice of two easily accessible freeways everyday!

Don't pick a place based on traffic. The traffic can suck as much on N99 as it does on E80 from Roseville. Soon this entire area will be on par with L.A.anyways so just stick to finding a good house in a good area. Any place people mention here will be a good place to start. Don't delay if you're serious because now is the time to buy.

I remember (like less then 10 years ago) when Elk Grove was a small hick town with no one in it. The homes there were under 100k and traffic was fine. WTF happened?

I think you're off by a good 20yrs. Elk Grove was reasonably developed in 1997. The entire 95758 was going strong by then and many 3/2 homes were into the 200k+ values. Home values in this area didn’t start rising considerably until after the real estate slowdown of the early 1990s. The slow down was very similar to the one we’re having now.

Elk Grove 30yrs+ ago is another story... My grandfather used to tell me that he used to pheasant hunt all over the place and wrap-up his day at the A&W. It was the only newer building around…

Yeah, I think that's what Ben was afraid of... Good luck buying anything as you get closer to the fabulous 40s. Those homes and neighborhoods are great if you can afford to live there.

Depending on occupation and commute, why not Galt? Seriously. I hated living there during my high school years but that was only because I was forced to move away from my friends in Sac. I honestly considered Galt when we were buying. You can get some great deals out there and it’s really starting to develop nicely.

The east side of Elk Grove wasn't bad as recently as 7 years ago. I could sit on my in-law's porch in old town and be hard pressed to see a car go by an hour. Now it is bumper to bumper most hours of the day.

Well he said he was looking $500k-$600k. You can find a ton of nice stuff over there in that range. Yes there are houses in the million+ range, but a lot of houses are $400k and up for something nice.
