Maybe be moving to Sac

So my Wifes family lives on Elk Grove and she wants to buy a house there. Everytime we go there there we come across the craziest drivers. what part of Sac is a good part to buy a house?

It really depends. There are some great homes in Roseville/Rocklin along the I-80 corridor and Folsom/El Dorado Hills along the HWY50 Corridor. You'll want to consider where you are going to be working and the traffic flow. Unless you are going to work in Elk Grove, I woudn't recommend living there - traffic is fubared along HWY99. As I said, Roseville is great, but if you have to drive downtown everday, you'll soon be very frustrated.

You also have to take into consideration what you can afford. Elk Grove still has decent prices without being a "low income" neighborhood (for the most part). Do you have kids? Some areas have much better school districts than others.

Give us some more info and we can help you out better.

natomas is good if you want an easy commute, i can get to just about any place in the area in 25 mins or less even with rush hour traffic... but you have to deal with huge waves of traffic here when theres an event at arco, people are retarded, and it is the #1 flood risk area in the country, the yards are generally small and the houses are overpriced.

that being said the primary schools are excellent and theres a good number of fantastic private schools too, all the homes are engergy star so your bills stay pretty low (gas was $47 this month, summer cooling usually puts my electricity about $30 more than winter) and you can get foreclosure houses for dirt.

fair oaks is a nice area as well, but there are some pockets of ghetto. roseville/rocklin is nice if you want to take out an equity loan to by yourself a BMW and not ever have to leave the area. eldorado hills has some great places but they are stupid expensive and the people are ****** (ie, my girlfriends sister and husband).

I work for Wells Fargo and I can transfer to a branch in the area. We are looking for a house in the 500k to 600k range I'm doing more research today. Thanks guys

500-600 will get you a house just about anywhere. thats low end for el dorado, upper end for natomas.

do you work for wells fargo branches or for Private Client Services? PCS's base is in roseville but they have a few other locations around. another area to look at would be the arden area near rio americano.

if you have daughters they will grow up to be ***** if you live in that area, but the houses are nice theres good access to freeways and its right by the river if you like to walk/bike/run.

to give you a ballpark on natomas prices my 1850sqft 3 bed 2.5 bath cost me ~$410,000 and its worth just a lil bit more than when i bought it. the other house that im moving back to we bought in 2004 is 3200sqft 4 bed, 3 bath and has a big backyard. we paid 360 and the houses on our street are all 500+. area is nice we get a health club included in our HOA fee thats pretty posh.

actually there is a forclosure on my street, gorgeous house, if you want the info drop me a line sometime today, i PM'd you my number

the former owner was the foreman for our housing area, the house is amazing. vaulted ceilings, crown molding, a tile fresco in the backyard, pond, spa, outdoor kitchen..... seriously amazing.

its in foreclosure right now and the bank is asking 380, but we called about it and the operator said "we are trying to get 350 but we will take any reasonable offer).

There are plenty of homes around the Sacramento area that can be bought at a great price cause foreclosures and those that are trying to avoid it by selling. Let me know if you'd like to look at any of the homes you may be interested in, I'd love to help.

I hate living in Elk Grove, trying to get anywhere other than where I live is a task, as its far from everything that makes Sac a great place to live, and the craziest wierdo drivers live there. Schools are good though I guess.

Oh, one site you might find helpful is www.sacbee.com/homes The interface is a bit iffy (not as good as realtor.com for example), however you can see a map of the different areas of Sacramento and get zip codes for those areas in order to search them on realtor.com or on the sacbee site if you wish.
