Godd@mn mother ****ers that are buying my house in Santa Rosa may not qualify for the loan 'cause the ****head has a vehicle repo on his credit report!
And, my ****ing piece of **** RE agent didn't bother to check the buyer's credit report over TWO ****ING MONTHs ago, saying "Well, I assumed that the loan company did when pre-approving them."

I was planning on using some of my $$ from the sale for an STi...ain't gonna finance a depreciable good.

Your agent is a dumbass for believing a preapproval. People don't need credit checks for preapproval.

But after 2 months and back on market your house probably went up 1 STi in value anyway.

Uhhhh actually credit is sometimes vital for a pre-approval based on certain loan programs.

Usually a realtor will ask the buyer for a list of honest debts and expect him/her to answer correctly (like a patient with his/her doctor). Then the RE agent will call a for a preapproval letter.

I'm not going to write a pre-qual letter for $500,000 if they can barely afford an apartment. Usually the realtor can get a preapproval letter if they're buddy-buddy with a lender. I’m sure this was the case based on the integrity of the potential buyer.

Are they buying the home as joint tenants? Maybe the person with good credit (if husband/wife -or- tenants in common) can get approved as sole ownership? Then later down the road said person with bad credit can clean his credit and get put on title as a joint tenant pending refinance etc etc.

Maybe PM me with specifics?

it's too bad you have a listing/selling agent already. Everyone (and I mean everyone) in my family has their Sales/Brokers license. My step-father is a Realtor with Prudential so maybe if/when your listing expires you can call him and i'll do the loan?

Do you have an MLS # for your home?

If one buyer can't qualify then maybe think about them doing a non-stated income loan. The rate is a bit high based on risk but it'll get them in that house. There's literally 1000000 loan programs. I wouldn't be surprised if a bum could buy a 2000 sq ft home with a good lender.
