So, um, what's the deal with title insurance? I just got mail from First American Title Company that says the following:
So, what just happened? I've got a $320 check here, which I like, but I don't know what this title insurance policy was/is, and how or if it helps me. It almost looks like it was in place to protect the builder if for some reason we didn't end up getting the house. Anybody know?

Reinsurance agreements like these have existed in the title insurance business for a number of years. Recently, however, authorities in some states have expressed concerns about their propriety.

- Terminating the reinsurance agreements that were questioned; and
- paying you, our policyholder, the entire portion of the title premium that was paid by First American to the reinsurance company in connection with your policy.

For example if the builder did not pay the electrician, the electrician could put a lien on the property to force payment. Had that happened the title insurance would deal with it and not you...
