OMG, I FINALLY got a house!!!!!!!!

We have the deal sealed and all is well. We don't officially have the keys yet but will soon. We have some remodeling to do but after that's done I'll have a housewarming party and I'll let you guys know. The house is on a court so there's a lot of parking next to our house (there's a huge empty area where cars can park along the street) so you guys can park and be worry free.
There's so much we've been wanting to do to our home but unable to do so because of the fact that we're renting. Both of our parents (her family and mine) are contractors so we get to remodel our bathrooms, kitchen, and paint the house inside and out to our liking (custom to our specs) without having to pay for it.
We might have to pay for some materials but that will be limited. It's a true blessing and THANK GOD for family. We did all the other work on our own, but they insist on helping us out with the remodeling which is fine with me! (Her parents own a higher end bathroom/kitchen remodeling business and my parents own a design/painting/interior design business).
My wife is a high end designer and has everything plotted out and planned out for us already. We have the same taste so that's perfect. It's a bungalow type house with a HUGE backyard, detached garage and a driveway that goes all the way back to the end of the yard which fits at least 10 cars, so that's a breath of fresh air since we live in a town house right now and parking is a pain in the ***.
It's a new beginning and there are a lot of things we're both REALLY looking forward to. Just the fact that we're able to modify the house in any way that we want REALLY appeals to us. The fact that our modifications will increased the value of the home really adds to the deal.
When I was 15-16 years old, I remember my parents worrying about housing prices (for me) and telling me that it would be almost impossible for me to buy a house in the market (then, back in 1995-96) since the economy was picking up at such a crazy rate and how the houses were so expensive... But with the economic crash, the housing market has gone way south which is about the only benefit of this economic crash to boot. Right now is a GREAT time to buy, but it's hard to actually buy a house due to the facts that I posted earlier... We're very lucky to have received the kind of luck that we've been given and we're grateful for every ounce of it!
My advice to new home owners/buyers out there is to be PATIENT! It took us nearly a year of bidding/chaos until we finally found our home. If you're looking at foreclosed homes and short sales, it's going to be really tough, but stick with it and keep putting offers down on homes! You will find one.
to be honest, we actually found a home and got it about 6 months ago, but we declined at the last min because we didnt really like the house or the area that it was in. We got caught up in bidding on any house that was available and ended up getting a house we didn't even want.... Let that be a lesson to you guys. Bid away, and do as much as you possibly can, but make sure you actually love the house and would want to live there. Dont just bid on it because it's there and available.
We're really happy and REALLY excited about this, especially now that it's finalized and that all the funds have gone through and all is legit and well. It's real and we actually have a house! Wow, just saying that is weird... it's hard to believe that it's actually real... We've tried so hard and for so long that it just seems like a dream. WE HAVE A HOUSE!!! w000000t!!!!!!!

Your statement is 100% true about buyers coming in with cash. It also has to do with the industry connections in general. My buddy's family has been in real estate in South Fremont for a couple of decades, and they can swoop out short sales and the like right out from under the average buyer with connections and cash. If anyone is looking in specific areas it pays to find a well connected realtor that has been in the area for a while.

Congrats on the house buy and all the awesomeness that will come from custom remodeling and painting. Craftsman/bungalow style houses are absolutely my favorite style. Can't wait to see pics.
