Should defintely charge more for the room.
We advertised a semi-furnished room in our place in the Presidio for $750/mo +$650 deposit. It was a real pain sorting through all the people that were interested solely based on price. We lucked out and got someone cool, but definitely had a few people come through that seemed like they would murder us in our sleep and sell all our ****.
Map link is broken, but if it truly is on 24th n mission, most sublets seem to be going for between 800-1000/mo.

The place is literally on the corner... McDonalds is next door.
