Anyone want to buy a Manufactured home?

I'm getting fed up with my real estate agent right now, so I made a deal with her. If I can find a buyer, she'll only charge me to do the legal/paperwork stuff that I don't know how to do. If this belngs in the classifieds, let me know and I'll put it there.

I have a nice single wide manufactured home with new paint and flooring I'm trying to sell ASAP. I'm supposed to have my wife up in Eugene for the new school year and that's getting closer and closer. 800 square feet of goodness. Two bedrooms and one bath of glory. In a decent park in Bay Point. House was built in 2001 and we bought it in 2003. Dishwasher, fridge, in-unit washer/dryer, and a 8x10 locked storage shed outside.

$90k. In comparison, new homes of same size and build have sold in this park for between 120 and 150k.

I'll take some tommorow. The interor is not ready for photographing yet since the new flooring is waiting to go in. New carpet for the two bedrooms, new vinyl for the kitchen and bathroom, and new laminate/pergo for the living room.

This would be a great house for someone who want's to get into there first starter place. Not as coslty as a house is, but still much better than renting an apartment. It's perfect for a small family. My wife and I love it, but we are ready to try something new up north.

It would help MORE if you waited to put all that stuff in so you could give the buyer a choice of colors, etc. It's the new owners who have to live with it!!

Just my .02 from selling my condo a few years back.

I second the great starter idea. I bought my custom double back in october around the same price. I am all set up to buy the lot it sits on and refi pretty soon, gonna make twice my money on it for sure. Everyone has something to say about living in a park, but I'll be in my own house in 2 to 3 years while they still throw their money away on rent.

After water and garbage about 640.

I thought about waiting untill the new owners choose a color, but I made the mistake of letting my father in law help me ge this house sold. He went out and bought the flooring and hired an install guy with out asking me.
